AI BOQ Generator: the 2026 buyer's guide
If you're evaluating an AI BOQ generator, this is the short, opinionated guide we wish existed when we built Deepsa AI ERP. Accuracy benchmarks, ROI math, what to ask in a demo, and where AI BOQ tools still get it wrong.

1. What "AI BOQ" actually means
An AI BOQ generator ingests drawings (Revit, AutoCAD, IFC, even PDF) and produces a line-item Bill of Quantities — concrete grades, reinforcement weights, brickwork, plaster, flooring, finishing, MEP rough quantities — with rates auto-mapped to your master.
2. Accuracy: what to benchmark
Don't accept "high accuracy" claims. Demand a side-by-side: vendor BOQ vs your QS-validated BOQ on a real past project. Current state-of-the-art is 96%+. Anything below 90% will create more reconciliation work than it saves.
3. The ROI math nobody shows you
A ₹500 Cr project with 75% BOQ accuracy quietly leaks ₹40–70 Cr — half in over-ordering, the rest in vendor over-billing and unapproved rate revisions. Closing the accuracy gap to 96% is not a "nice to have" — it's the largest single lever in construction finance.
4. Eight questions to ask in every demo
- Show me your accuracy on a project we provide.
- What file formats? (Revit, IFC, AutoCAD, PDF)
- How do you handle rate master + GST?
- Real-time planned vs actual against indents / POs?
- Multi-site rollup dashboards out of the box?
- Integration with our existing ERP / SAP / Tally?
- Time to live — days or months?
- Who owns the data and where is it stored?
5. Where AI BOQ still gets it wrong
Highly bespoke architectural detailing, ad-hoc site changes not captured in drawings, and specialised MEP. Treat the AI BOQ as 96% of the answer — keep a senior QS to validate the 4%.
